“Industrial real estate acquisitions professional sourcing off-market deals and building a nationwide broker network”
Tom works in sales and acquisitions for a national real estate investing company that buys industrial properties, gets a tenant in place, stabilizes rent, and holds long term. His job is mostly relationship building: tracking down new leads and deals across the country. He's been with the company just over two years.
Tom describes his business as fundamentally about long-term relationships rather than one-off transactions. He'll build rapport with a property owner who isn't ready to sell, then stay in touch until, sometimes years later, they are. Warm introductions and trusted liaisons matter far more than cold outreach in this world.
Tom sees industrial real estate as underrated compared to residential or commercial, calling it a 'sticky product' with low turnover because tenants like school-bus companies or logistics users rarely relocate. He believes the asset class has become more mainstream since he entered the industry and expects it to keep appreciating.
Tom wants to connect with brokers and agents in the specific markets his company targets, who can act as boots-on-the-ground liaisons to property owners. He's also interested in meeting other real estate professionals and investors generally, since referrals and word-of-mouth are how deals surface.
Outside of work, Tom is an active real estate investor himself and a heavy reader who tracks his reading and habits in a spreadsheet. He credits a shift toward personal development and discipline, sparked by reading The Alchemist, with changing his outlook around the start of COVID, and he's looking for like-minded people interested in investing, reading, and self-improvement.
They gain a direct line to an active national buyer capable of $1M-$50M deals, and Tom gains boots-on-the-ground liaisons who can flag off-market sellers.
Tom approach is to build a relationship well before a transaction, so an early conversation can pay off years later when the owner is ready to sell.
Tom is actively looking for like-minded people to trade ideas with on investing, reading, and accountability, matching his own stated interests outside of work.
